Fairfax County Housing Waiting List 2025: How to Apply and Who’s Eligible

Fairfax County Housing Waitlist applications are open. Fairfax County is accepting applications for its Project-Based Voucher (PBV) and Rental Assistance Demonstration (RAD) affordable housing programs. The PBV Housing application window opened on Monday, June 2, 2025 at 8:00 am and ends on Sunday, June 8, 2025 at 11:59 pm.

If you are a low-to-moderate income resident in need of stable housing, this is your opportunity to apply for the Fairfax County Housing Waitlist at one of the County’s subsidized rental communities.

Available Housing Opportunities

Applications are being accepted for the following properties:

  • Hollybrook III (1 & 2 bedrooms) – Falls Church
  • Creekside Village (1–3 bedrooms) – Alexandria
  • The Arden (1–3 bedrooms) – Alexandria
  • One University – The Robinson (2 bedrooms) – Fairfax
  • Madison Ridge (1 & 2 bedrooms) – Centreville
  • Ovation at Arrowbrook (1 & 2 bedrooms) – Herndon

Additionally, RAD units are available at various county-owned properties. Note that Briarcliff II in Vienna is not included in this application cycle.

Who Is Eligible?

To qualify for Fairfax County Housing program, you must meet the following requirements:

General Criteria

  • Your age must be at least 18 years old.
  • Your household must qualify as low-income, elderly, disabled, or displaced.
  • You must not already be receiving federal rental assistance (such as a tenant-based voucher)

Income Guidelines for 2025

Your income must fall within specific limits based on household size and the Area Median Income (AMI). Here’s a breakdown:

Local Preference Points

Fairfax County uses a preference point system to prioritize applicants:

  1. Work or Disability Preference (8 points):
    For senior citizens, individuals with disabilities, or households where the head/spouse is working, attending school, or undergoing job training.
  2. Rent Burden (1 point):
    You’re eligible if you spend more than 30% of your income on rent and utilities and make less than 50% of AMI.
  3. Residency Preference (4 points):
    Priority is given to applicants who live or work in Fairfax County, Falls Church, Herndon or the City of Fairfax.

How to Apply for Fairfax County Housing Authority Waiting list

To apply for the Fairfax County Housing Authority Waiting list, you can follow the simple steps:

  • Applicants can submit the application Online Only for Project-Based Voucher (PBV) waitlist through the official Fairfax County RentCafe portal.
  • Register your account using your Personal details and email address.
  • Once your account created, you can login and apply for affordable housing.
  • Fill out the application form and upload the required documents.
  • Click on the Submit button.

    • Photo ID (e.g., driver’s license, passport)

    • Birth certificates
